This matters twice. It affects whether you could rent the unit later, and lenders weigh owner-occupancy when financing a condo.

Is the association in litigation, and what does the master policy cover?

Active litigation can complicate financing. Confirm what the master insurance covers versus what your own HO-6 policy needs to carry.
